Winter breakfast is Continental, as it is from Monday to Wednesday during the rest of the year. Continental breakfast includes pastry, yogurt, cereal, fresh fruit, juice, coffee and tea. During the spring, summer and fall (5/12/2018-10/31/18) a full hot breakfast service is provided Friday through Monday mornings! Lillian and Connie rooms not available Winter/Spring 2017-2018. Jack & Nellie and Hannah Suite are only available on weekends (Friday and Saturday) during the winter.

The Turner Suite

This is the ultimate "Romance" Suite. It is our grandest of rooms with bold colors, beautiful bedding and curtains! It features a sitting area with a romantic fireplace to enjoy. The in-room bathroom is perfect and looks out over the stone courtyard. This Suite is named for Bert's Uncle Vincent and Aunt Marie Turner. Vince and Marie were mentors of Bert's father Bill who encouraged him to relocate our family to upstate NY in the early 1960's. It was this kind of guidance that proved to be rewarding! Without it, the Inn and our lives here would have never happened!

The Peggy Madeline Room

This regal, so very elegant cranberry red room, with its four poster queen sized bed, is located on the ground floor making it our most accessible room should you need to avoid stairs. We named it after Bert's "post hip surgery, one of a kind walker" carrying aunts that we love dearly. Our Aunts intend to be our first guests and we knew that the decor had to be as bold and vibrant as these two ladies are. This room is three feet from the idyllic front porch and also the front room where the fireplace is a must see and experience spot.

The Helen and Percy Suite

We refer to this room as the "Tranquility Suite." The soft, calm colors immediately transform your mood. Lounge on the comfy Queen bed or enjoy the comfort of two lovely antique parlor chairs. This room also features 2 twin size beds making it a perfect solution for the family of three or four (price shown based on double occupancy). Your bathroom is right next door and comfortable robes and slippers are provided!

The Jack and Nellie Room

I had the distinct honor of having this duo as my great-grandparents! I named this room after them since the gold and pink reminded me of their elegant style of the time. This is a smaller, quaint room with a full sized bed. It features its own wash basin with a shared full bathroom right next door! Robes and slippers are provided for your comfort!

The Lillian Suite

Additional guest at the rate of +$40

This is our King Suite. It is the oldest structure on the grounds. It served as the staging area for the construction on the house and store. Later it would become the summer kitchen for the family. In the day, such kitchens were kept separate from the main home in order to keep fires from devastating the homestead if one were to happen. The original beams are all intact in the ceiling and black smith forged iron spikes can be seen protruding from them. Bark still adorns the hand hewn beams taken directly from the grounds. The room is spacious and updated with in floor radiant heat, a large bath, and a private covered sitting porch. The room is named in honor of Lillian Nelsen, Bert's very special Aunt.

Hannah Suite

The Hannah Suite is special to us for a number of reasons. It is part of a renovation of the original structure made in about 1860. A narrow private staircase leads up to this wonderful room. The shower is contained within the room, and the private bathroom is just off the room itself. Unique touches abound in the room, including a fireplace mantle that serves as headboard for the queen-size bed, a spacious double closet & gorgeous wide plank board floors. This room can also be opened via a hallway door and adjoined to the Helen and Percy Suite to serve as a family suite (additional pricing applies).

Connie's Room

Connie's room is dedicated to Bert's cousin Connie Halpin. It is part of a renovation of the original structure made in about 1900. The room adjoins the kitchen, and the bathroom (as in yesteryear) is located just a short distance away in the hallway. Robes and slippers are provided for your comfort. The room has interior shuttered windows, a cathedral ceiling, period tin chandelier, and a gorgeous Queen size brass bed. Over the head, at the peak of the cathedral, is a wonderful stained glass window. In keeping with European style B & B's white cotton robes and slippers are provided for your comfort! When we refurbished the room, we utilized some of Connie's art work within and, as she was a collector of sea shells, we utilized part of her collection in decorating. The room is perfect for the value minded customer and those who appreciate unique appointments!!

• Late arrival? No worries. We have a bulletin board immediately to the right of the front door. Just look for an envelope with your name on it. Follow the instructions inside. Welcome!
• Forgot something at home? Just call your innkeeper! We will supply toiletries, hair dryer, etc...
• Phones are strategically placed throughout the Inn for your use.

• One night Single room reservations are payable in full at the time the reservation is made
• Single room reservations of more than one night require a deposit equal to 50% of the total stay

• Group reservations are payable in full for one night events and 50% is due at the time of reservation for events of more than one night.
• Upon arrival the balance of your room bill is due in full and will be charged to the credit card on file for you

Room Cancelation Policy

If you cancel your reservation and provide a minimum of 14 days notice, we will refund your deposit less a cancellation fee of $10. If you must cancel less than 14 days prior to arrival, your deposit is not refundable.  Reservations made which do not allow for 14 days  notice are subject to the same policy and your deposit therefore can not be refunded once you reserve your room!  Please understand that  when guests cancel their reservations unexpectedly,  unlike a large hotel we can never double book the 6 rooms we have.  Cancellations have a great impact because when your reservation is confirmed, we must turn away all other requests for that room. We will not refund reservations based on inclement weather conditions, illness, or other issues that are out of our control.

Group Cancelation Policy

Group reservations of 4 or more rooms (even when paid for individually when part of a single event) are refundable in full if canceled within 6 months of the reservation date.  If canceled within 3 months (90 days) of the reservation 50% of the deposit will be refundable.  After 90 days refunds can not be made for group reservations.  Reservations made which do not allow for the above periods of  notice are subject to the same policy and your deposit therefore can not be refunded once you reserve your room!
